A Saudi-owned real estate firm, Magnom Properties, a subsidiary of Rawabi Holding, is planning to construct a $1 billion, 50-storey office tower in Egypt's new capital city that will be powered by clean hydrogen. The tower, named the Forbes International Tower, is set to break ground early next year and aims to be completed by 2030. The project represents a significant investment in Egypt's new capital, a city being built from scratch to accommodate over 6 million people. The tower's design includes advanced features like cyber security systems, VIP elevators, and a helipad, with a focus on being the first net-zero carbon tower in the Middle East and North Africa. Solar panels embedded in the facade will produce 25% of the tower's electricity, with the remaining generated by clean hydrogen transported in liquid form. The tower's developers aim to eliminate reliance on utilities and provide incentives for sustainable design to buyers of land in the business district. The project highlights Egypt's ambition to position itself as a green energy hub and attract international clients and investors. The financing of the tower through various debt equity instruments shows a commitment to promoting renewable energy sources in the region.
