WS Development, a Massachusetts-based property developer, in partnership with Sublime Systems, a net zero concrete producer, is pioneering sustainable development at One Boston Wharf, Boston's largest net-zero-carbon office building. The project features the commercial application of low-carbon Sublime Cement™ in the public space, emphasizing environmental responsibility. This 707,000-square-foot building includes a 700-seat Seaport Performing Arts Center, ground floor retail, restaurants, and 630,000 square feet of office space, set for completion in 2024. Sublime Cement™ will be utilized in the Paseo, a prominent public space leading to The Rocks at Harbor Way, aiming to engage the community and educate visitors on the importance of decarbonized cement in reducing global emissions. The building is expected to reduce emissions by over 90% below code requirements, eliminating 5.1 million pounds of CO2 annually. Additionally, WS Development has committed to renewable electricity for the Seaport portfolio, further enhancing sustainability efforts. Sublime Systems' innovative approach to cement production eliminates emission-intensive processes, particularly by using an electrolytic process akin to a hydrogen electrolyzer. By operating at ambient temperature and without fossil fuels or high temperatures, Sublime reshapes traditional cement manufacturing, highlighting a new paradigm for the industry. The project not only showcases sustainable construction practices but also emphasizes the educational aspect to inspire broader adoption of low-embodied-carbon materials for a greener future.
